A new business park is set to create hundreds of new jobs near the heart of Ipswich.

The new park is being created on the site of the former Harris bacon factory in Hadleigh Road which closed in the 1990s.

The new development will see “starter” units built for new businesses on the triangle of land between three rail routes – the main line to Norwich, the East Suffolk Line to Lowestoft and Felixstowe and the new chord linking the two which is due to open at the end of next month.

The business park is being built by property developer Peter Colby who already owns business units further along Hadleigh Road as well as other business sites across East Anglia.

Preparatory work has already started – and the units themselves should start to take shape once Network Rail engineers have completed the chord.

Mr Colby said: “We are looking at creating units starting from 800 to 1,000 square feet for people who want to start their own business in the town.

“There is a real need for this kind of property in Ipswich and hopefully it will enable hundreds of new jobs to be created in businesses starting here.”

In total there will be about 200,000 square feet of business space at the site – the buildings will cost about £10 million and a further £2 million will be spent on infrastructure, including a traffic light junction with Hadleigh Road.

Vanessa Penn of Penn Commercial, the Ipswich based commercial property agents who will be letting the business units, said: “This is one of the last remaining employment zones of any significant size in Ipswich, and we’re anticipating a huge number of jobs could be created here.

“This new development really is very big for Ipswich. Peter Colby has a real vision for this site. He bought this land seven years ago and we’re looking forward to helping him bring it to fruition.”

Ipswich MP Ben Gummer and East of England MEP Vicky Ford were given a tour of the site yesterday.

Mr Gummer said: “We saw in the unemployment figures yesterday that the reduction in numbers in Ipswich has slowed. That is partly because there are not the new businesses able to create jobs because there are no premises for them.

“This kind of scheme is just what the town needs to provide premises for these new businesses.”

Mrs Ford said the scheme was able to go ahead because of the new rail line which, in turn, had been partially financed by the EU.

She said: “Some people say we never get money back from Europe but on the rail freight projects we have had over €30 million so far. This adds capacity for up to 20 trains a day taking more trucks off our roads.”

The work on the park has had to dovetail with the construction of the rail chord which will allow freight trains from Felixstowe to head north west without having to reverse at Ipswich.

Initially nine trains a day will use the chord when it opens on March 31, but this has the potential to more than double.

Combined with last year’s opening of a new rail terminal at the Port of Felixstowe, rail has the capacity to take up to 750,000 containers a year off the region’s roads.

  • I done a little digging, the land before the developer purchased it was owned by EEDA. This very paper ran a feature saying pretty much the same thing in 2008 and nothing materialised - to jog your memory, as part of the plans, Ipswich Buses was supposed to have relocated its depot there... I am sure the imperfect junction being created was the reason why they decided not to. What I would add to the discussion is, alternative routes could be made from Boss Hall (across the River Gipping) or off the private road (part of Elton Park) opposite Lavenham Road, requiring a level crossing. Both are private roads from other industrialbusiness parks - so its unlikely they would agree to it. The latter private road is busy enough - any more traffic would be poor for where it joins Hadleigh Road and require traffic lights. This said, Hadleigh Road Industrial Estate entrance (Dunlop Road) ideally needs traffic lights, lorries and vehicles pull in and out rather carelessly. This said with the roadworks (w traffic light control) causing tailbacks over the last year or so, makes this not a viable option.

  • @Chris Church - As IBC control planning application in Ipswich and SCC control the roads this kind of joined up thinking is almost impossible... as we all know how little SCC know about or care for Ipswich and it's roads. Unitary Ipswich all the way... imagine if rather than having to shout across political lines like the current set-up the officer for planning and the officer for transportsroads could chat to each other across the hall working for the same authority, together and for one common purpose. UNITARY IPSWICH

  • The junction between the bridges has always been dangerous even when the lorries took the Pigs and Cows down to the factory to be turned into food. Now the traffic is at least 4 times heavier and a lot faster believe me, so where are we with safety or is it pound notes for all involved and a nice picture in the local rag, who is that in the middle his sat nav must be upside down I suspect he thought it was tuddenham road (my man of the decade). A complete new road system must be put in place first if not traffic hold ups in Dickens road and Hadleigh road will get worse.

  • This started off about a 12 million pound business park but got hijacked about the rail chord... (traffic off the roads etc) unless you are sticking a station in the middle of the chord to and from the new business park its not even remotely relevant. I wondered about why the MEP was involved. I am not happy about the traffic lights. I like the idea of using what is effectively a large bit of wasted land... and glad that after what seems like 10 years of getting businesses interested in the development, and 7 years after the land was purchased by the current owner... that plans for development has only began. Recession or no recession. There are so many alternatives for start ups in Ipswich. These developments never encourage new start-ups; mostly filled by businesses half way through their second or third year. Its impossible for a business park to be built there as the junction isn't adequate, without causing problems for everyone else. If they want to create a new innovative business park, build a station on the Felixstowe Line - no brainer, don't even need a spur... build it alongside the railway.

  • @C Smith - empty units are that way as they're often not suitable for modern business usesrequirements. Same with the shops. You know when you buy a house, you don't just buy any house (and wouldn't want to be told to buy a house just because it was empty and needed filling) you buy what you like and suits your needs... It's the same for businesses and retailers... and town's and cities need to move with the times

  • Please, before you go building any more business parks or retails parks, put some thought and consideration into the traffic infrastructure first. Do a full consultation on the probably effect on the current road system and identify the problems first. Don't create another problem like Nacton Road where months after being built people in the council have finally realised that the junctions around Futura Park cannot actually cope with the additional traffic flow. For once in your pathetic existance would you consider the roads and not just install more damn traffic lights. We all know IBC and SBC have major holdings in traffic light manufacturers but just stop and think for once.

  • Mrs Ford "Some people say we never get any money back from Europe" ?, well considering 'we' the Gt British Tax Payer pays £50 million pounds into the EU every day !, a mere £30 million over how long back ?. The reason we cannot really invest any REAL money into our Road, Rail and Transport Infrastructure is because we cannot 'afford' it ??, work it out for yourselves !!
