Hundreds of new homes by the Waterfront

The Ipswich Waterfront area is always changing, and it is always busy.

Even in the bad weather this week, the quaysides always seems full of people - just promenading along to enjoy the views, jogging or cycling, or taking photographs of themselves and their friends with the boats as a backdrop.

Now the scale of the new Stoke Quay housing develpment, on the south side of the New Cut of the River Orwell, is starting to become clear.

Stoke Quay, being funded by the Genesis Housing Assocation, will include homes with Waterfront and river views, and is just a few minutes walk from the town centre, railway station and the local restaurants and bars.

Genesis prides itself on providing homes for sale or to rent across London and the South East.

This first phase at Stoke Quay is providing “affordable” homes which are in a prime position.

These modern homes are available through shared ownership, providing young buyers with an affordable option of getting on to the property ladder.

Buyers can purchase just 25% of the value of the property, making owning their home far more achievable.

Guide prices are expected to start from £29,375 based on 25% of the full market value of £117,500 for one bedroom apartment in the scheme.

So how does it work?

The shared ownership scheme means that buyers can purchase between 25% and 75% of the property, paying subsidised rent on the remainder, and can increase their share at any time, all the way to 100% and outright ownership.

The scheme is specifically designed for first time buyers whose household income is less than £60,000 a year and priority will be given to those who live or work in Ipswich, according to a spokesman.

The Ipswich Stoke Quay scheme will eventually provide nearly 400 homes, including extra care housing, underground car parking and some commercial space.

Genesis Housing is one of the largest housing assocations in the country, providing more than 33,000 homes for around 100,000 people in London and the South of the country.

Schemes include major urban regeneration schemes across London and beyond. One of its flagship schemes is the award-winning Stratford Halo E15 development close to the Olympic Park, where apartments rent from £1,300pcm.

  • All the flats in The Mill are still empty, why the confidence that people want to live on the 'bad' side of the docks area? Look at the view they will get.... The Mill which is empty and falling apart and already to look a bit scruffy and weather discoloured, the derelict and collapsing old Pauls building and the graffiti lined wooden walls. And how about selling the hundreds of other empty units, and finishing the incomplete building shells. The area is a mish-mash.

  • Developers are arrogant... yes, they are "affordable"... you can "buy" a "home" for £30k... but have to pay rent (I assume subsidised by the percentage you "own" i.e. pay £375 per month). So at the end of the day you are paying £118k for a one bedroom flat in a run down town... river views perhaps, but quite a long way from the CBD. They will be purchased, but as an investment... like the other waterfront locations... and much of it will be for money laundering purposes.. as reported by this very newspaper.

  • I take it you mean (The Stoke Quay GETTO ) Boy I have these kind of tenants live around me , To lazy to put their wheelie bins back in , got no pride where they live , just want a roof over their head a packet of fags or the other you know what an old banger to drive about in and a mobile phone to contact the dealer oh I forgot the booze

  • I am extremely disappointed that this development has not been finished prior to the World Cup. I would have loved to have seen the colourful display of all the different national flags being flown from the owners' balconies.

  • I myself am looking forward to the extra rubbish, noise, unsocial behaviour that this development will bring with it. I have already heard that some of the rather nice garden sheds , in the now occupied social housing, houses round the back have already disappeared from the gardens. Did ipswich really need a development of this scale?

  • Could this have at least been written so it wasn't quite so obvious an advert for the developers? Regardless, good luck to them trying to fill it. I can only imagine the rush to buy in such a great area. Forget the waterfront side, what about the view in the other direction across to the enigmatic crack flats of Old Stoke. Then down Uncle Toms Cabin for a drink in the evening. Lovely.
