A small parkland estate at Playford, near Woodbridge, is set to go on the market with a freehold guide price of £1.5m.
Hill House, which includes 78 acres of land and a five acre mere, comes with a 6,000sq ft red brick farmhouse and agricultural buildings.
The farmhouse was owned by the late Mr Charles Lofts, who was heavily involved in the Suffolk Show and purchased the farm in 1946. During his lifetime he was an influential member of the village of Playford and the larger agricultural community of Suffolk.
Eleanor Havers. of agents Clarke and Simpson, described the residential farm as “delightful”. An adjoining traditional barn, 19 acres of land and a cottage are for sale by separate negotiation. The land, which has a river through the centre of it spanned by small bridges, has been used for grazing livestock over the last century. The mere is used for swimming, fishing and boating.
The parkland is home to a host of wildlife, including Canada geese, kingfishers, otters, swans, herons and barn owls.
The agricultural grassland is subject to an existing Entry Level and Higher Level Stewardship Scheme generating an income of around £3,000 a year.
