A tall office block in the centre of Ipswich is being offered up for sale — with some scope to turn the upper floors into flats.

Agent Savills said the sale of 11-storey St Clare House, in Princes Street, offers an opportunity to breathe new life into the 1960s building.

The prominent building lies at the centre the town’s business district, close to Portman Road and Cardinal Park, and currently has one occupant - HMRC - due to move out at the start of April this year.

The freehold on the property is being offered up with vacant possession upon completion and is being marketed without a guide price.

Selling agent Thomas Higgins, from Savills’ Chelmsford office, said it was inviting offers for the property, which also includes a car park with 32 spaces.

“Built in the 1960s and refurbished in the 1980s, the offices occupy a prime location within walking distance of the railway station and the town centre,” he said.

“It is an exciting opportunity for someone to breathe new life into what is a prominent building in an important area of Ipswich.

“The first three floors would likely retain some type of office or commercial space, but there are several indicative drawings to show how the rest of the building could be converted for residential accommodation, subject to change of use under permitted development.

"However, alternative options could also be viable.”
