Details of 147 homes, parking, and facilities that will form part of phase two of the Henley Gate development have been revealed. 

Barratt Homes has made a reserved matters planning application to Ipswich Borough Council.

It is part of phase two of the Henley Gate development, which comprises of 1,100 homes, a community centre, sports facilities and a primary school.

The Henley Gate development was granted permission in 2020.

As part of the huge development, which is located on the northern fringes of Ipswich, a country park will be made, which will provide a new natural space for the residents.

The location also provides links south into Ipswich Town centre and links north towards Needham Market and Stowmarket, being located near Westerfield train station.

Developers Barratt Homes is applying to build 147 homes on the site, which includes five flats over garages, six two-bed apartments, and the rest made up of houses of various sizes.

Most of the new builds will be three beds houses, with 67 of the proposed 147 that size.

The homes will be designed in line with the 'fabric first' approach involving maximising the performance of the building fabric to reduce running costs for homeowners, improve energy efficiency and reduces carbon emission.

Allocated parking will also be created should the application be approved, with two spaces dedicated for every two and three-bed dwelling, three parking spaces for four-bed dwelling, and four spaces for five beds.

There are 35 visitor parking spaces proposed as well, equating to one space per four dwellings.

All properties will be provided with covered and secure cycle parking.

Homes without a garage or with a parking garage will benefit from a cycle shed located in the rear garden of the property.

In 2014, Barratt Homes started their partnership with the RSPB, and will provide, as part of the houses, swift boxes, as Ipswich is one of ten 'Swift cities' identified by the RSPB.

The boxes take the place of a single brick, coloured the same so it blends in with the house.
