A major 139-home development on the edge of the Trimley village has been given the final green light.

Bellway Homes (Essex) is now set to deliver the new homes after its reserved matters application was approved by members of East Suffolk’s planning committee, with seven votes for and two against, subject to conditions.

The decision will see up to 139 new homes, 46 of which will be affordable, built on land adjacent to Reeve Lodge, in High Road, on the edge of Trimley St Mary and Trimley St Martin.

However, Trimley St Martin parish councillors had expressed 'grave concerns' about the future management of the development and protection of open spaces.

One concern was that the 21-acre estate's roads and open areas would be looked after by a management company to which residents would have to pay an annual fee in addition to their mortgages.

At Tuesday's meeting, a majority of councillors were happy with the last few details to do with the application, including appearance, layout, scale, access and landscaping — this follows outline planning permission being granted in July 2022.

Also to be delivered are open spaces, a play area, meadows, fencing, an informal path on land south of Gun Lane, highway improvements and a new community defibrillator.

Although the decision taken in 2022 also included a primary school, partly paid for by developer contributions totalling just over £3m, the case officer said more details would be revealed in a future planning application to be submitted by the county council.

The concerns about maintenance of open spaces and traffic management near the school were deemed to have been addressed or outweighed by officers.

Some worries were also shared by councillors to do with heating, which the applicant said was dependent on the central Government’s Future Homes Standard guidance to be announced.

Bellway Homes has also committed to ongoing dialogue with the community with plans to conduct future meetings to hear and address concerns.
